Aries is highly experienced in, and regularly conducts, Phase I Environmental Site Assessments (ESAs) on commercial and industrial properties consistent with the requirements of American Society for Testing and Materials (ASTM) Designation E 1527-13, Standard Practice for Environmental Site Assessment:  Phase I Environmental Site Assessment Process.  A properly conducted Phase I ESA protects the potential property owner from inheriting liability associated with hazardous substance and/or petroleum contamination on the site property or threatening the site property.  Aries has conducted Phase I ESAs for properties ranging from small farm plots to complex industrial and commercial properties with extensive histories involving a variety of contaminants, including Superfund and Manufactured Gas Plant (MGP) sites. 

Aries has conducted over 1,000 Phase I ESAs throughout New England and New York.  Because of Aries’ experience, Aries’ staff has the ability to thoroughly and systematically review large quantities of site data while remaining efficient by identifying key documents and information.  Aries’ staff’s extensive experience and training in the environmental field allows us to identify environmental risks that may otherwise be overlooked during property transactions.  A properly conducted Phase I ESA is required to identify Recognized Environmental Conditions and provide landowner liability protections to prospective purchasers.

Aries' Phase I ESAs include the following:

  • A detailed history review using available historical aerial photographs, historical topographic maps, Sanborn Fire Insurance maps, and other local sources.
  • A site description based on Aries’ observations during a site inspection and key site manager interview;
  • Local, state, and federal file reviews in accordance with ASTM Approximate Minimum Search Distances;
  • Site inspection to visually and physically observe the property for evidence of the possible presence of hazardous substances or petroleum products in site soil, soil vapor, groundwater and surface water and to identify site features.
